We will loan up to 75% Loan-To-After-Construction Value (LTACV) and 100% of the rehab and construction dollars if we're comfortable that the Loan-To-After-Repair Value (LTARV) will be 65%. We require our borrowers to have real equity in the transaction.

Yes, we provide construction holdbacks as part of your loan package, and we can work with your Fund Control throughout the process.

When a construction loan draw is requested, we can provide the funds within 24 – 48 hours from the request.

Our Lender fee is 0.5-2 points. We require $2,000 in legal fees. Appraisals are generally not required. Borrower pays for normal and customary Escrow and Title fees.

We can typically close in 1-2 weeks from application approval, depending on the complexity of the transaction and third-party requirements.
